It was a speculative purchase due to a short 5-year lease in place with Shop Direct who became Martin's tenant after the purchase. HSBC offered to lend £1.8 Million and this was the theme from the general high street banking market. He borrowed £2.15 Million from a specialist lender based in the North West, and raised a further £1.1 Million in equity through a sale of his shares in the deal. The purchase was completed in April 2016.

Having spent a further £1 Million in planning and professional fees leading up to 2019, the site which includes the data centre itself on Old Hall Street, and adjacent land at Back Leeds Street, will ultimately house The Ovatus Towers that will sit on the site when built and together they will deliver 708 residential apartments, and 20000 sq ft of commercial space at the gateway to Liverpool's City and Commercial District.
